In Lexington and the surrounding Bluegrass, a standard sand-and-finish hardwood refinish typically runs $3–$8 per square foot — a wide spread, because finish type, coat count, and how much prep the floor needs vary enormously between companies. A screen & recoat — a light buff and fresh coat, no full sanding — is far less at roughly $1.50–$2.50 per square foot, and a stain color change adds about $1–$3 on top of a refinish.

For a typical 600–900 square foot area, that puts a full refinish somewhere around $2,400–$5,400. But the honest answer is that your number depends on a few things.

What actually moves the price

Square footage is the biggest driver, and larger jobs often come down slightly per foot. Wood species and condition matter — badly cupped, water-stained, or previously botched floors take more work. Stain changes and extensive repairs (board replacement, gap filling) add to the total. Sealed dust containment comes standard on every refinish — it's built into the price, not a separate line item.

Refinish vs. replace

Here's the good news: refinishing costs a fraction of what new floors cost, and most solid hardwood can be refinished several times over its life.
