Yes, if you can. An empty house is the cheapest, fastest moment you'll ever have to refinish: no furniture to move, no one living around the work, and floors fully cured before the movers arrive. Tell us your move-in date and we'll work backward from it.
Usually, yes. We default to low-odor water-based finishes — a different world from the oil-based fumes in the horror stories. You can typically walk the floors in socks about 24 hours after the final coat and move furniture back in 3–4 days.
No honest refinisher promises zero dust, but our sanders run into a sealed vacuum containment system that captures the vast majority at the source — dramatically cleaner air and far less cleanup. We also seal doorways and vents before we start.
Gray and surface stains usually do. Deep black stains are a chemical burn in the wood and often don't — anyone who promises otherwise is setting you up for a surprise. We'll tell you at the estimate, and where needed we weave in replacement boards so the repair disappears.
