Full Sand-and-Finish Hardwood Refinishing

Day one is protection and coarse sanding: doorways sealed, vents covered, trim taped, then the old finish and the top layer of damage come off down to bare wood. Day two is the finer grit passes that make the difference between “sanded” and “smooth” — each pass erases the scratches of the one before it, and rushing this stage is the most common shortcut in this trade. If you're changing color, this is also when stain samples go down on your actual boards, in your actual light, so the decision is made on evidence instead of a brochure.

Days three through five are finish coats and dry time. We use durable low-odor water-based finishes, so most families stay in the house throughout.

Walk it in socks about 24 hours after the final coat — furniture comes back in three to four days.

Square footage matters less than condition. Carpet tack strips and staples, old adhesive, deep pet stains, and loose or damaged boards all add prep time, and prep is where honest quotes differ from teaser quotes. A stain color adds a step compared to a clear finish; extra coats add durability and cost. Every one of those items appears as its own line on your written quote, so you can see exactly what you're paying for — and what you'd save by skipping it.

A full refinish resets the clock on your floor. With normal family life, expect the finish to look good for years, and here's the part that saves you money: you almost never need a second full sanding when it dulls. A screen & recoat every handful of years renews the wear layer at a fraction of the cost, and solid hardwood has enough wood to be fully refinished several times over its life.
